Why is relationship outside of marriage a sin?

Anything that lands us in Hell is a sin. Anything that takes us to heaven is good. So long we are in a relationship outside marriage it is heavenly so it is not a Sin. But when wife comes to know of it we land in Hell then only it becomes a Sin. So long a relationship outside marriage is kept out of wife's sight it is not a sin.

Marriage is a institution bound by religious factors, commitments and promises. When we talk of illicit relationships outside marriage, its like we are breaking our own commitments that we have made with our partner and going for drastic step which does break more than one relationships either sides for sure, which would hurt and haunt our own conscience which makes us feel it a Sin and definitely not a ethical thing to do..!
