Q.

In our society maintenance is charged as per Sq.ft.(area of the flat)having around 11 Duplex flats and 61 flats are of 1BHK/2BHK.
Is it the correct way of charging maintenance? r should be as per flat ?
Water charges can be taken depending on no. of inlets but what about Sinking fund and lift repair &other mtce. charges.
Pls guide..

It cannot be same for all sizes of flats that way small flats owners will loose
