How to vacate a tenant who is not vacating the hosue after the expiry of rent aggrement?
Any experts advice in this regard...

Officially apply for disconnection of electricity for a period of one year since you are not going to use the premises for such period.

Take the help of advocate, quoting the reason it is urgently needed for your occupation
As per recent supreme court order the tenant has to vacate at any cost even though the tenant is paying the rent regularly
