How is the Olive Garden Bungalow Project in Rajarhat, Kolkata. Is per kotta rate of 5 lakh ok for a plot. What could be appreciation in next 5 - 10 years.

If you can get the position now itself price is ok. But if it is for Phase ii , under construction then it may not be , as the work is not started yet , and dekayed a lot.
I like the planning of the project , there is nothing yet in the near by areas , assume it will take 10 yrs for this place to be suitable for living.
FYI , I booked a plot there in 2006 , but not sure when will get position.

I also booked the plot in Phase 2 and what last came to know from Canopy Projects that BRADA has not yet approved the land and BRADA may demand somewhere around 80000 Rs per Kattah. There was some news in times of india in September 2009 (picked from http://www.skyscrapercity.com/showthread.php?t=482640&page=124) about the forced aquisition of the land from local framers. Not sure if Phase 2 land has been even acquired from the farmers itself.

I guess a good number of Phase 2 buyer still has to pay some good part of the payment to Canopy. Is promoter demanding balance payment from the buyer? Since the possession of Phase 2 project looks very bleak in the next 4-5 years. Not sure what sould we do,,,any idea if the promoter can refund the paid amount and cancel the booking.

The second phase of the project has not been approved by BRADA. The entire project is on agriculture land and BRADA is demanding 75000 INR /Kattah for the conversion . Even at that conversion price the current political scenario in West Bengal will definitely impact this project since Govt has changed attiture towards agriculture land. The promoters are now demanding the conversion rate and there is no siginificant development at the site . May 10 years is something you can look to double your money in case everything goes good.
