How to convert industiral zone property in mumbai to residencial zone ?

It depends on where the industrial zoned lot is located. There are quite a few
instances of such conversions around the City. If it is located close to a residential zone, then the chances of conversion will be much higher.
I'd suggest visiting the city's building department and speaking to a planner about your chances. You will probably have to go through an extensive re-zoning process involving community hearings and the like.
It's not quite the same, but 330 Dupont is industrial commerical, I believe, and they are trying to convert to mixed use with residential. The city is having none of it. It is my understanding that designated employments lands are very difficult to changeover.
